While your loan is in process

The do’s & don’ts

Your loan gets re-verified right before closing. A change you make in week six can undo an approval you got in week one — so here’s what to leave alone until you have the keys.

Do

  • Send us documents as soon as you have them.
  • Contact us before you receive any gift funds, so the money can be properly documented.
  • Keep making your current mortgage or rent payments.
  • Keep living at your current residence.
  • Stay current on all existing accounts.
  • Keep working at your current employer — or call us first if a change is coming.
  • Keep using your credit cards the way you normally do.
  • Let us know any time you’ll be out of town during the loan process.

Don’t

  • Make a major purchase — car, boat, jewelry, furniture.
  • Apply for new credit (even if you seem preapproved), open a new card, or close any cards.
  • Max out or overcharge your credit cards, or consolidate credit card debt.
  • Pay off any loans or credit cards without talking to us first.
  • Transfer balances between accounts, or change bank accounts.
  • Make any large deposits that can’t be documented.
  • Delete or discard documentation during the process — paystubs, bank statements, deposit records.
  • Change or cancel your homeowner’s insurance once it’s been quoted for your loan.
  • Start a major home improvement project, or finance an elective medical procedure.

Two more things before the closing table. Call us before you accept gift funds from anyone, so the money can be documented. And you’ll need homeowner’s insurance — ask us and we’ll recommend agents we’ve worked with and trust.

When in doubt, call first. There is no question too small, and every item on this page is easier to solve before it happens than after.

One standing note on wire fraud. You’ll see this warning from escrow, from your bank, and from us, because criminals do target real estate closings with altered wire instructions. The rule is simple: before sending funds, call a number you already have for us — (253) 709-4791 or (253) 229-0998 — and confirm the instructions verbally. Never use a number that arrived in the same email or text as the instructions.
